How Do You Do A Commercial Inspection?

The commercial inspection can be broken down into three stages: document review, onsite visit and report writing. During the onsite visit the inspector will complete a visual non-invasive inspection of the major systems and components of the buiding. This may include walking on the roof, climbing in the attic, inspecting electric system and panels, walking through the entire interior and around the entire exterior (typically more than once). Document review may be done before, during or after the onsite visit and sometimes all three. The documents may include maintenance or servive records for things like elevators, fire extinguishers, fire sprinkler systems, hood and vent systems, AES, HVAC, electrical, roof and so on. These documents are not always available from the sellers for review, but when they are they can provide helpful information. After the document review and onsite visit the inspector will compile a complete report with pictures and discriptions of items in need of repair or replacement or further evaluation. Commercial inspections are not intended to identify cosmetic defects or minor low cost repair items, but defefts that may require high cost repairs or are safety hazards.
